RESPONSE TO PUBLIC FROM KCPD, LLC
- We are pleased that the developers have publicly confirmed that their project will be constructed in the historic floodplain and that federal flood insurance is required for all home owners and busines operators.
- It is important for buyers and investors to understand that the 100-year flood designation from the federal government is an arbitrary number.
- In the last 2,000 years, there have been over 34 floods greater than the USGS 100-year flood; over 20 floods greater than the USGS 500-year flood, and 5 floods have exceeded 282,000 cfs, and 2 floods were greater than 349,000 cfs.
- REFERENCE: A 2000 year natural record of magnitudes and frequencies for largest Upper Colorado River floods near Moab, Utah. Greenbaum, 2014.
- This designation is also a moving target. The elevation of the 100-year floodplain has already increased due to an enlarged data base from new paleoflood studies in the Colorado River Basin.
